If I buy land now, where should I retire in 20 yrs?
I live near Philly and would like an active, outdoor retirement. I plan on retiring in 20 years.

- Buy land in georgia. It's cheap and open.
- You are wise to purchase land now and build your equity position. In 20 years there can be many changes in our lives. I suspect the land will appreciate or go up in value even if you do not retire there. In addition with many boomers retiring in the next decade, I would suspect there will be many active outdoor retirment locations in the US. Where would you like to go? How important are weather conditions? How about medical needs? I have seen those who have retired from the west coast to the South and they cannot take on the huminity. Presently there is a huge exodus leaving Southern CA for Arizona. Many Northern Calfornians are going to Oregon, Washington, Idaho and Montanna. Some are leaving the country to such destinations as Mexico, Costa Rica. My plan is to have a free & clear Home in California & Louisiana, where I can travel in between and use them as a base. I'm presently 55 and Louisiana offers me lower cost that will help in future years. Its a state where once can enjoy the outdoor life such as fishing, boating, birding to name a few. Best to you in your future. I hope I was able to give you a few ideas.
- Georgia land is not as "open" as many people think...in fact, due to the spread of Atlanta, the cost of land and housing has increased drastically...if you want to purchase a small plot of land in hopes that it will increase drastically, then GA is for you. If you want a large quantity of land that will bring you some $$$, I would plant as many hardwood trees as possible, harvest them, cut them, and then sell them for a huge profit! Plus, you will still have the increased land value as well!
