Can I own property in the Philippines as an American citizen?
My mother, who is a Phillippine citizen wants to give me her piece of land because she knows I want to retire there. I know I can go there as "balik bayan" because my mother is Filipino and stay for a year versus 21 days, but owning property, I'm not sure.

- you can inherit land even though you are an american citizen but you cannot buy land as an american. another option that you can take would be to apply for dual citizenship. theoretically not allowed under united states laws but is a law in the philippines. if the americans don't know that you have pledged allegiance to a foreign country then nobody will question it.
- You don't really have to own it, do you? Your mother could just as esily lend it to you and then leave it to you in her will in the event of death , ( in which case you could inherit if stipulated in the will, as allan says). You would have to create some form of legal lease, for her peace of mind, stating that all bills, duties and maintenance would be borne by yourself during the lease period which could be for as many years as you both like. Don't get too involved with paperwork here, keep things simple and easy to resolve should problems arise in the future.
