HOw much would it cost to buy land in Chiang Rai, Thailand.?

I am looking to retire in Chiang Rai in the mountains aroung smaill communities. About how much would land cost and to build a new decent home. The home will be a little westen. I just don't want one made out of bamboo like farmers have. How much would I need a month to live comfortably in Thailand

  1. 1. Buying Land: You can not own land here outright by yourself. You can own a condo but not many condos in the mountains of Chiang Rai. You can lease land from someone for 30 years and then renew the lease for another 30. Or If you don't have a partner here who is Thai, your going to need one you trust to own the land. 2. Cost of Land: No one can give you a good answer here, it's all going to be based on location, you are going to need to come and do some search and hope you have a partner who knows the area. It can be as low as 100,000 baht and up, who knows. 3. To build a house depends on what you want, A decent home is going to cost in my estimate about 2 million bahts, for 3 bedroom two bath home on 120 wai of land that meet western standards. 4. Income: Well for your retirement visa you will need to show income of either 65,000 baht a month or 800,000 baht in savings. I recommend at least 65,000 baht a month if you plan to own a house costing about 2 million baht and to live comfortabley in your retirement.

  3. Here is some information about owning land. The Chanoted and the Nor. Sor. Sam. Kor. Are the only titles over which registerable right of ownership or lease can exist, and are as such the only ones that a prudent foreigner should consider. http://chiangrailandhome.com/chiang_rai_land_title.htm Her's some land for sale for prices. If you can go to a village and look around you can probably get a piece of land cheaper. If you have a thai that can scope it out for you you may even get the Thai price rather than the Falang price. I would say 75k-100k (2k-3k US) for 1 rai outside the city. http://www.lannarealty.com/land.html A house depends on the amenities. If you want a closed in garage (cinderblock, with tile floors, aluminim windows, a western style toilet, hot water, no Air conditioning and no insulation maybe 400k to 500k (12-15K US). You can get a really decent house for 1m + (35K US)
